Property Management – A Great Career Path

Do you enjoy a fast-paced, challenging work environment? Do you like working with a team and helping people? Do you like to have variety in your work day? If your answer is “Yes,” then property management may be the career for you!

Unlike many business management positions, property managers are not required to have a college degree, but they do need experience. Many apartment community managers start their career in property management as a leasing professional, move up to an assistant community manager, and then are promoted to the community manager position.

Humphrey Management, like many property management companies, promotes from within. Most of our community managers started in entry-level positions, and through in-house, on-the-job, and industry trainings, have been promoted to the community manager position.

So what are some of the qualifications that are necessary to succeed as a community manager? Community managers need to have good communication, computer, writing, leadership, and financial skills.

Some of the duties of a community manager include the following:

  • Meeting with and showing the community to prospective residents
  • Discussing the lease with residents and explaining terms of occupancy
  • Collecting monthly rent from residents
  • Inspecting buildings, equipment, and grounds for repairs
  • Arranging for new equipment or repairs as needed
  • Paying bills
  • Contracting with vendors for trash removal, landscaping, and other services
  • Marketing the property within the community-at-large
  • Investigating and settling complaints and lease violations
  • Preparing budgets and financial reports
  • Knowing and complying with housing laws, such as the Federal Fair Housing Amendment Act
  • Planning and implementing special events for residents

Managing an apartment community has its challenges, but you are not alone in looking for solutions to problems or coming up with innovative ideas. You will soon find that the rewards of this career far outweigh the challenges.

A career in property management does not have to stop at the community manager level. Talented and motivated professionals may move on to a regional manager position, supervising several communities and their teams.
